Highland Property Services are now able to instruct specific Surveys on behalf of clients with full written reports going direct to the client or their lender. We only operate with proven experienced firms of Chartered Surveyors who are recognised by virtually every Lender* and Members of the Royal Institute of Chartered Surveyors. Our Office can instruct a suitable Survey for your property on your express instruction at a pre-arranged cost.
Highland Home Reports
The new Highland Home Reports will provide you with a valuation, condition report and Energy performance certificate. Please see the Buyers Guide.
Mortgage Valuation
This is a basic report required by mortgage lenders. Although the cost is passed on to the borrower, the report is only intended to advise on the value and suitability of the property for loan purposes.
R.I.C.S. Homebuyer Survey & Valuation
This economy service for purchasers devised by the R.I.C.S.involves a more detailed inspection and report than a valuation. It is generally considered suitable for modern, conventional properties. It would normally include details of
- Any major faults in accessible parts of the building that may affect the value.
- Any urgent problems that need inspecting by a specialist before a contract is signed
- Results of tests for dampness in the walls.
- Damage to timbers - including woodworm and rot.
- The condition of any damp-proofing, insulation and drainage (although the drains are not tested).
- The estimated cost of rebuilding the property after a fire-for building insurance purposes.
- The surveyors assessment as to the value of the property on the open market*
Home Condition Survey and Energy Rating
This report is designed to highlight significant defects whilst reporting in a concise, user friendly format. All accessible parts of the building will be inspected and the report will include action points to retain the value of the property together with digital images where appropriate. It also includes an Energy Efficiency Rating - Electrical and gas installatioins are excluded from this survey as it is expected that these will be inspected by specialists however Highland Property Services can arrange these additional tests on request at an additional charge. The survey will Not include a valuation unless one is requested by the Client. A Morgage Valuation may be made available by arrangement with the morgage lender if requested.
Building Survey
Sometimes referred to as a Structural Survey. This is the most detailed type of report available and is particularly suitable for individual properties, including large,tenanted or traditional buildings. The report will include full details of all visible elements of the building and items of disrepair and defect. It will also include information relating to the method of construction, condition of the structure and likely future repairs. A recommended reinstatement cost for insurance purposes is included but the report does not include a valuation. Highland Property Services will be pleased to be of service in arranging this facility at a pre-agreed fee to ensure prompt delivery of service on behalf of Sellers and potential purchasers.
